I do not trust tenants, just my experience, most of the time they are terrible notifying important property issues, but they are very good at pointing out burned bulbs, clogged water closets, and the like.  

Burning one parties car was the way one of the parties involved decided to handle the situation.Best part about the car fire was one of the parties forgot which car was owned by the tenant.

Addressing the problems is like trying to put out small individual fires in a forest that is burning.

And the fire department had to inspect the foundation, confirm that all burnt wood was removed and that something did not happed to make the cement more likely to crumble and that the metal bracing did not melt or soften.This was in CA is an area that had over 300 houses burn during a wildfire a few years earlier, so maybe they had way more experience nd thus requirements than most places. 

For the tear down, sometimes the local fire department will burn it as part of their training is it is not too close to the neighbors.

Their home had burned down and rebuild in 2014.

Whereas if I rented out a 1 bed house, I would get instant cashflow, but I would still be spending $700 a month on my personal rent, (essentially burning money).Are there any links you can send me that might nudge me in the right direction?

Many landlords get burned on this ploy by tenants.  

But I do think FSBOing is better than some of these bad agents, where I watch some of those inexperienced agents crash and burn and cost their clients tens of thousands of dollars.
