I do not allow pets in my properties, and the properties I take care of for my long term investor clients I’ve recently talked them into not allowing pets any longer. 18 years as a contractor, you guys cannot believe what I’ve seen and smelled.

However, my visit last week revealed massive amounts of cigarette smell on the first floor and basement. 

So, I know many new construction cabin owners are installing a cheap $900 fireplace with vented chase and ventless fireplace so you can switch to vented if the gas smell is bothersome, etc.  

Smells like either a development deal that you could build a ton of nuts on, or the seller is full of crap.

I can smell it from here.

My wife's notes from the first visit just had the address, "It SMELLS" and "NO!"

We have a tenant that complains about the smell of Mary-jane being used by a couple of the millennials, BUT he continues to sit on the outside steps & smokes roll your owns. 

Or, do I need a specific document from the zoning body as hard evidence property itself is grandfathered as residential inside the I-1 zone?

-any suggested or sample Body?

The Tilex is nothing more than bleach but it smells really strong when used and it looks more impressive to my tenants than me giving them a spray bottle simply filled with bleach.
