I love the work I do but it just won't cut it for my family's future or the future condition of my body.

But each extra body = more trash, more towels, more sheets, more dishes, more cleaning, more wear and tear, more potential damage, Etc...In one of our places, we actually converted 2 of our 4 bedrooms into a yoga room and office respectively, to cut down on the number of potential guests and problems.

That IS a lucky break! 

In the next few years, we will see a complete revitalization of the area, with 4 major projects breaking ground, delivering over 1,000 apartment units and complementary commercial and office space.

The main reason I can think of is just for bookkeeping purposes, it will be easier to break them out, but are there any other things I should consider before deciding whether to open up another account or just combining? 

The price depends a lot on how much pipe you are talking about and how much concrete flooring they'll need to break up and replace. 

The regular stores like Ashley etc won't do.Any suggestions on techniques/strategies/stores to buy "unique" (aka : artsy, antique etc) furniture without breaking the bank?

Old systems breaking can eat into reserves very quickly.
