While you should never believe their revenue projection on a specific property without doing further due diligence, I do think their data is a good baseline and can provide an eagle-eye view of areas with better occupancy, better ADR, lower supply and therefore higher revenue potential, etc.Good luck!

That seems crazy on such a 'small' project.- If I deduct the depreciation for tax purposes, I can't add the flooring cost as an improvement to the cost basis when I sell the property down the road correct?

projects we looked at were in Oregon and if your doing actual MH and your doing a larger project like 100 to 200 units it can take a few years to many years to fill them  and you usually need a mH dealer on site to sell them  etc etc.
