I will continue being active in my community and saving the articles published about this, I have found my name mentioned quite a few times by my local chamber of commerce so being involved with their programs (BendYP, Leadership Bend) seems be a good way generate source material.I also signed up for HARO (Help A Reporter Out) so that I can contribute to articles being written about relevant topics and get my name published that way.

Holding LLC would file a partnership return at the federal level and include the activity of all three LLCs on the return and K-1s to you and your partner. 

I've been an active in the stock and futures (commodities) for many years and what I learned there helped a lot in analyzing /picking  REIT's.

Do note, however, that Pennsylvania does have a law that restricts who can engage in property management activities for another person.

If the investors are passive and have no active role you have a security and is regarded a syndication . 

If you do not plan to be an active agent and work with other buyers and sellers, then I don't think the big-box brokerages would benefit you.

The only reason that its not way more $ considering how close it is is that there is a highway that divides it AND the schools are horrible, like active gang activity in the highschool bad, but if you don't have kids and even if you're planning on them a few years out, the schools there will get better, its just going to take a bit. 

AKA tax and regulate everything to death, and nanny state harass everybody about their day to day activities with a ZEAL!
