Can you shed light on why you are considering these areas?

The bedroom had a light fixture they did not like and they wanted to change that to a fan.Landlords do want to know about leaks and get them fixed, and as soon as possible before they ruin a cabinet or flooring or cause mold to grow. 

They were the very first tenants to live in the townhouse after we purchased it and did a complete rehab including new wood flooring (destroyed & scratched), new base boards and trim (chewed & scratched by their dog), new granite counters (stained), new appliances (all dinged & scratched), all new light fixtures (electrical not working & light bulbs removed), newer carpet (horribly stained, smells like cat urine when no cat was approved & torn), new paint (holes kicked through in multiple places), doors have holes kicked through, door handle on sliding door ripped off, etc.

There are also no headaches associated with these as they are 100% passive in nature.

Electricity will need to be on, so lights work.

An important note as there is a lot of discussion back and forth recently  on how Forbearance will be looked at on credit report and by lenders.  Keep in mind all  loan service'rs are not equal and need to report SOME...
