I would call around to cabinet makers and see if that is something they can do. 

You can also call the Housing Authority to have your contact information added to their list of available landlords that accept Section 8. 

A couple of ways you could get started are cold calling, sending postcards, driving for dollars, and just getting out and talking to people when you see a home that looks like it could be a deal.

For instance, depreciation on whatever property you are buying or something called "tax-loss harvesting" where you sell investments at a loss to offset the shares that are at a gain. 

If you don't already own a property, I recommend doing what's called a househack, it's easily the best first time investment you can make because you'll qualify for first time home buyer financing.

From the phone calls I am getting from Investors, the majority are focused on Columbus, yes margins seem better in CLE and Cincy but the appreciation in Cbus has higher forecast for next 7-10 years.
