shared equity was very popular in the SF Bay AREA in the late 80s and early 90s for different reasons.. were i lived Palo Alto the values sky rocketed and there were no low money down loans you needed 20% down in those days..

I don't think there are enough projects like this to find reliable owners to share this data.Flex or small bay is your closest comparison, its a lot of work to herd these tenants into compliance, billing for usage, common area rules, trash, etc.Not worth the squeeze, just get a single tenant and move on.

I believe they simply don't want to bay the electric down payment the city impose, even though they seem to be always on time with rent, and the electric as well, but personally I don't want them to leave me with a bill when they move out.

I am an investor/developer in Northern California.We plan to build fourplexes in populated/traveled areas in the Nor-cal Bay Area.If you don't know which way to go in order to retire yourself/your family, this is a strategy I'd recommend:Buy land -> Build fourplex -> Rent out/Airbnb units -> Refinance the property -> Repeat!
