I've been doing research into how to do it and as far as I can tell the process is that I pay off their missed payments and then do creative financing like subject to or owner financing with the owner to get the property.My question is, can I still buy a Pre-Foreclosure by helping the owner to pay off the missed payments and then get the property subject to if there has already been a Notice Of Trustee's Sale?

You would still be able to qualify for non-qm loans like DSCR products which are based solely on the appraised cashflow of the subject property, (and having > 600 credit score).
