I am wanted to know what some of you have done to possibly unofficially/officially employ these guys to help me drive streets, look for properties that are distress or fit my criteria from the curb in my farm area, and take addresses for me to later contact after scrubbing through them at home.Ideas so far: just feeling this out with several high school/college age friends my wife and I know, a general consensus is that most would be happy to do this for just a full take of gas and if we land a deal they get a cut/flat rate.

You just need to keep looking for them.If your market doesn't work for any particular strategy, and you really want to use that strategy to invest, then you better change your market to one where that strategy works...or you're trying to fit a "round peg into a square hole".

That said, we model our holdings both ways to find the sweet spot between "maximize cashflow" over our intended hold period and "pre-payment of equity" which results in greater cashflow in the longer term ... it then becomes a matter of discounting the two cashflow streams and deciding which is best.It's also a matter of shaping one's strategy to fit the circumstances.

I've been searching for a while and just not much out there (multi family).I just picked up a single family property that would fit your idea pretty well... it's a single family home with detached garage that has an apartment on top.
