Need advice on marketing for an invester...

I have just started working with a contractor and his money man to start looking for our first flipping opportunity. I live in Florida which is a full disclosure state so I have to disclose that I'm a Realtor in my marketing. My question is in setting up my pre-recorded hotline and my online landing page, whats the best way to disclose that I'm an agent but not scare them away. I will be marketing for sellers looking to sell their homes for cash. Thanks

I'm not 100% sure how you would incorporate it into static marketing like mailers, however being a Realtor is a huge benefit to potential home sellers.  I'd use a script like this if I were talking with them:

"Mr/Mrs. Seller, when working with me you have the best of both worlds. You want to sell your home, right? [yes] Great! Well I have two options for you on how we can get it sold. First, we could sell it with the traditional route. I'm an agent at XYZ Realty, and we can put your home up for sale on the MLS, wait for an offer to come in, and then close in [average DOM + 60 days for closing] days. This is a great option if you want to sell your home for more money and are willing to wait around for a while. However, we also have a second option. I work with a team of investors who are always looking for new homes to buy.  And I think this would be a great fit for you.  Because if you need to move out of here soon, my investors can buy your house with cash and you can be gone by this time next week.  Does that option appeal to you?"

And you can work it from there.  Although this would be more of a script that you'd have at an actual appointment or on the phone, you can incorporate the idea behind it into your marketing.  Always remember to use the fact that you're both a Realtor and an investor as a benefit to the consumer.
