@Bryant Hull It might be better to use EBITDA multiples than just multiples of gross receipts.

Surrounding yourself with 100,000 people who have never done a deal nor have the money to do is a deal is not going to make you a better investor.

My family will get several weekends of usage out of it, but most of the time it will be used as a rental.Mortgages on second homes are a full two points better than an investment property.

My question that I would like one to consider is this: Should I target a property that slightly cash flows with a 30 year fixed, or buy a home with a better rate 15 year fixed and target fast accumulating equity and a big fat cash flow egg that will be gifted to me in 15 years?

If you don't it will difficult to prove and it will be better to pay back.Make sure to ask your property manager more questions and what will it be the process in each case.
