You'd be taking a huge foreign exchange risk, especially when the peso is close to historic lows against the dollar.

Do i guarantee a percentage increase in value... do i exchange it for profit sharing in the business or perhaps just ask for a higher yearly rent to make up for it?

I.e. what are you offering in exchange for somebody's time?

California is one of the states with "exchanges" and huge numbers of illegal immigrants, etc. that will affect the market so, best to wait and see how.

It would be great if there was a Bigger Pockets Summit or conference that would give everyone a great excuse to come together and exchange ideas in person.

BUT the appreciation in the area allowed me to sell (to a rehabber) at a good profit and do an exchange into a much larger (and way more profitable) property in Ohio.4) I started 12 years ago- don't know if that qualifies as longterm?

That would leave me $74,000 to do a 1030 exchange with on a larger property.
