But I was told that the lenders I was referred to wont allow that as the property I am buying will be hard to appraise because there are no comps for it.The property is a triplex.

If I can sell for 850K or more at any time after first 5 years, I will do that - I suffer no loss, enjoy my own home and build whatever little equity I could.I understand the margins are rather tight but if I miss this opportunity- I don't know if these margins are only going to get tighter.

With all the changes to happen along Broadway (McDonalds was just demolished to be replaced with a brand new one I think) I wont be surprised to see the prices continue to rise.
