I am an investor based in Fairfield County, CT and just rejoined BP after many years away.From 2005-2011, I got up to ~150 units in SF & MF both rehab & new construction, Class B & C, but (regrettably) sold all to focus on institutional real estate and private equity.Since selling off, I got an MS degree in real estate and participated in most asset classes institutionally ($10-250mm+) with a focus on SF & MF.

Is it worth getting a permit and setting up a vending machine in a multifamily, with 10 or more units? 

Flooring is an exception to this since LVP is higher priced, it does last a very long time for something that will get beat up over the years. 

The lack of competition from new supply magnifies their returns, jacks up their long-term rents on average, and skyrockets housing costs.

Like the previous post said pricing will depend on condition and many Yorba Linda renters expect at least a moderately updated home. 3 bed 2 bath start in the $3,000 and will go up from there depending on location and amenities.

Are individual (for each rental property) passive losses not allowed to be sum up together to offset capital gain of the sale of one of the properties?  

Hi,My wife and I purchased a home last August and set it up for a STR.

I understand a duplex may have an Accessory Dwelling Unit (ADU).The objective is to get a permit to change the windows, put up siding, and add a fence.  

I typically walk the properties for them, facetime and help analyze the deals prior to them coming up to view themselves.
