I'm not sure how long you have been a Realtor, but I'm guessing it can't be very long as your answers are very vague and green.

@Andrew Green It is called Due Diligence.

He is legally here with a green card but the lenders who I typically refer people to will only lend to citizens.

Like I said, I’m still green and trying to figure out how these investors are doing no inspection offers and just trying to make sense of it from a buyers view point.

In terms of Rental Education, I recommend, Long Distance Real Estate Investing by David Greene; The Book on Rental Property Investing by Brandon Turner; The ABC's of Real Estate Investing by Ken McElroy; and anything by Robert Kyosaki …..These are just a few of my favorites out of a BIG list of books.   6) Start analyzing deals.  7) Become an expert on your local market.
