I learned a ton of lessons, went over budget some (expected), but I’m even more motivated to move on to the next.  

If you find a fixer upper that is going to be too much trouble with conventional financing or a seller really motivated by cash offer that would be the tool to reach for, otherwise use your other tool in your belt but making sure to keep whatever tool you end up using updated in your analysis and pro-forma. 

Bla bla bla all that matter is motivation.

She was quick to answer calls and texts and visited many properties with me until we found the right one about 6 months after starting searching.

Find out what their motivation is and go from there.If it sells, call the seller back up. 

Also have issue where theres some damage to outside...screens torn out, cut a hole in garage to put a wood burning stove(also against lease) SO last week I sent them a notice via usps(not certified, priority with tracking) scheduling inpsection today at 10am(plenty of notice) also sent copy via email yesterday and text yesterday all before 24 hours.

This has really been stumping me from moving forward on my 1st deal - I've found investors, I've found properties, I've analyzed them and found good deals - but I get ZERO motivation from investors, even those that took interest before, unless I bring them a deal UNDER contract.Thanks for taking the time to help.
