If you want to BRRRR or buy-and-hold, than a separate LLC for each property may be the way to go, depending on the values.

Brandon,Whether it is spelled out as a separate cost or not, the GC is going to pass on the cost of the insurance for the project.

If so, definitely deposit the entire check from them in a separate account that is only used for that rental.

Be sure to do your due diligence on each one separately. 

There is nothing but land separating our properties.

Im not an expert at syndication, but that is what people have told me is why I cant do it.As an example, 2 separate investors would invest 40k each for a total of 80k into a BRRRR and after the refi I would pay them back separately.Thoughts?

Make sure you track each mailing and list separately through a custom URL and landing page and or phone number so you know which performs best.
