Separate Gas meters for office building?
I am under contract for a 20 Unit office building that needs major rehab. I'm debating between Central HVAC systems (separately gas metered) and electric Mini Split Air Conditioning Units. I have the budget to install new meters but does it make more sense to install a meter for each unit? I'm looking at it from an ARV view because I want the most value after completed and to me it makes sense to do central HVAC Units, assuming they will give me a higher ARV when completed. I spoke to a commercial property manager and was told most office buildings do not have separately metered gas. I find this questionable, please correct me if I'm wrong. Overthinking this and would greatly appreciate your input and personal experience. Property is located in Central CA Desert where it is very hot during summers and very cold in the winters. Thanks in advance.
