Just trying to follow along to see the good advice that is posted on here. 

If you are buying with tenants, be sure to get as much info about the tenancy as possible by way of a Statement of Compliance where by the seller and tenant state under oath that this is what the rent is, these are the deposits (if any - security, last months) there is or is not a written lease, tenant is or is not behind on rent, who pays the utilities etc etc You want to see the rent rolls.

Considering that theme parks are not yet at capacity and international travel hasn't opened up yet, we see the trend continuing for quite some time to come. 

Typically I get a week in between and have a local contractor do a quick cleaning and I never see the place.Buy and read Landlording On Autopilot and BP's Out of State investing (??)

And finally, I believe they are chasing deals and overpaying dramatically (see the low Cap rates they are buying at - very difficult to overcome overpaying for an asset).

In such instances it is unfortunate, yet understandable to see the increased costs passed on, in part or in hole, to the end-user.Back to the basic tenant of investing — let the numbers tell the story.  

Well you missed the double or triple over the last 4, 5 6 years in Cleveland, however I do not see things slowing down, there simply is no inventory .
