I've had a few contractors offer quotes for installing push piers and lifting the house... all for over $40k, which to me seems like a huge cost for leveling, which won't really even be noticeable (although I understand it will mitigate any future settlement and further damage).

Freshly renovated and the rent price they were asking by the end ($2150) seemed fair.

That way my current house won't be counted.It seems #3 is the only viable option but I am not sure if the mortgage broker is right or not.

Thankfully, the future tenants didn't seem to mind though!

To be honest, if it's 3 stories that almost seems low to me.

On the other hand, a SFH is generally farther from the water (I'm trying to stay within golf cart distance to the beach), has less amenities than a condo, and higher property taxes, but seems like it would offer more appreciation than a condo.

(Im able to get into this thing for only 10K the cash on cash return is absurd from 37-56% (depending on closing paid and points i pay, its an 8% Cap, 350 cashflow (after variable expenses) Brand new.. seems like a decent first step but the functionality.. a Perfect nice 3/2/2 1400 sq pft per side is 575k , this one could be 365k if they accept my offer i sent last night)

I have been speaking a lot with PMLs, specifically the one's that offer 100% financing LTV and LTCMy concern is that they keep asking me for a loan origination cost, which seems like a scam to meFor instance, one offered 100% financing and then once I completed the application, she asked for about $3500 for the loan origination fee.

It seems that others disagree, but I've found they're not terrible as a starting point to weed out obviously poor-performing vacation rentals. 

Kind of seems like a useless document at that point
