Typically DPA takes the form of a 1st and 2nd combo, sometimes a 1st, 2nd, and 3rd combo where the down payment and closing costs are basically financed. in some cases, that chunk of money is either silently accruing interest without a payment, and under certain circumstances, forgiven if you play your cards right. but it does pose a challenge for refinancing as you are not walking in with equity -- you're starting out a little over-leveraged. 

I read that for payments processed electronically (credit cards, bank transfers), we do not need them to fill a W9, and it is only required if we are paying via checks or cash.

I once did door knocking in my hometown handing out my new flashy business card once licensed...brutal 100 degree day- the last thing i wanted to do was go outside and door knock.

WTF people.Now.. here is the thing.. if you have EVER heard any of these gurus tell you this (scripts, foreclosures , lists, cold calling DMM, texting, yellow lettets hand written letters post cards...bla bla bla... know this.. what I am saying here.. is absolute and universal truth,  completely irrelevant wwhether you believe me or not.

shadow someone in the office who is killing it; post cards that you drop not mail; keep track of all your actions measure where its working and how to tweak the timing or your voice or your pitch

@Rj Janeczek  scroll through the bigger pockets rookie podcast, there was a guy on there late last year or early this year who did exactly what your talking about.

Fix N Flip adds another dimension to the transaction. no lender is going to take a second lien, so money for the "fix" will either have to come from the buyers pocket, personal credit line (or credit cards), or a "partner" who of course will want much of the profits.  

The deception ensures return of your deposit etc.I might go to the tenant, investigate finances and say they just got a get out of jail free card.
