For the first unit to get that momentum rolling, the 8% isn't set but I want to make it worth it at the same time. 

From there you just determine repair costs, ARV, etc. to see if it would make sense OR you just keeping rolling as the previous owner did.

I have looked into being an assisted living operator a couple times myself, but I have so much going I did not want to push forward to being operator myself.
