The contract i signed and my lawyer reviewed did state that the seller would be responsible for any liens.

Buying a duplex with an FHA loan and house hacking really serves one purpose- that's getting you a free or cheap place to live without needing to have much money saved to start to own property.

I’ve gotten a few different responses the most common being that it’s nearly impossible to get started with now track record or money to invest.

And if they wanted out of their lease, I would attempt to find a replacement asap, while letting them know the  unit is still habitable and they are responsible for rent until somebody new signs a lease.
