I'd look at at least 3-4 family lots at a minimum for economies of scale. the price of land in miami is so high it makes single family home building nearly impossible. flips aren't worth it.

Every first time homebuyer is advised to avoid a building with foundation issues. 

Include your logo or a professional image to build credibility, and make sure your contact info is easy to find.

Once you prove to the owner that you are reliable they are very likely to convert to seller financing.You don't need a real estate agent and you don't need to use bank financing to buy your rental portfolio.  

I'd strongly recommend seeking out other purely passive accredited investors and focus on building real relationships.

The biggest is going to be whether the HVAC is properly sized for the building.

And I try to be supportive of anyone that's attempting to build a portfolio.

I know the rules for Owner move in state that: "The existence of a vacant comparable unit in the building which is also suitable for owner-occupancy is a factor demonstrating possible intent tocircumvent the Rent Stabilization Ordinance [RAC Regulation 613.04] ".
