Joining Facebook groups (posting properties on Facebook groups as well) and utilizing Furnished Finder, Zillow, Airbnb/VRBO (30+ day stays), insurance placement companies, etc will allow you to maximize profits/property potential and stay nimble. 

I am talking about a legal insurance company that would write a policy that a lender would accept.

There was a company that didn't offer any split, but that died off.We MIGHT get more variable commission structures, such as 4% + 2.5% to the buyer or if the listing agent brings the buyer its 5%.

I also implemented a bonus structure this year that is focused on growth of the company.

There are quite a few individuals and companies that have attempted these at some scale, and traditional construction beats them out on cost all things considered.

Brokers are more for investors that are looking to scale and obtain various kinds of financing to shop around for.I'd highly recommend looking at the companies website and their reviews.

I agree with the above on the buy-out plan and would add - get an insurance policy to boot.

Title companies often have standard docs they may make available.
