I'd also weight the liquidity of the investment in considering your potential return.... if you lock yourself in for a year and there is a favourable shift in the RE market or in your financial situation, you won't be able to act...

I do think NYC will continue to see a downward shift in residential sales and aggressive rental prices for the next 12-24 months but eventually it’ll come back.

Looking for different perspectives and methods used to increase applicants.

I am with Bill above and with the shift from having to live in cities with work from home trends, we are finding land ahead of the city growth to buy land to develop into large and small lots. 

The fact of the matter is, I don't really feel like having to shift through a TON of completely friggin irrelevant topics (like the one above) to fish out the relevant marketing topics to answer.

But the honest answer from my perspective (having evicted likely 1000 tenants and millions in unpaid rent) that $ is gone.

If there are 3 MFR's that cashflow better than a mid-sized apartment then your choice is obvious.You may also want to look at this from the perspective of property management.
