I lack very much experience bit I would tend to take ROI over Cap Rate because ROI is based more towards reality and the Cap Rate is more of a numer that has been used in this market area Eventhough you can get your own out of using reality Eventhough you are comparing your rate to what is supposed to be recommended in the area.  

Many are agents/brokers themselves.There are numerous web based companies that help you sell for a "flat fee".

Here's a couple of things to take into account.  33% of all homes in California are owned without a loan and numerous people can buy house all cash. 

As I've put forwards numerous times, its looks so much like co-mingling or alter-ego when the ownership's are split.

There is a local building supplier (www.southwestvinylwindows.com) in my area where I am able to get windows from their "stock list" for around $135 per window. 

Thus far, I've just had difficulty getting a meeting because they either don't return my numerous phone calls or respond to my various emails.
