We routinely use our realtor for purchases and sales, and yes on occasion we could probably save a couple bucks without a realtorOn the flip side our realtor is a business partner of sorts, she brings us off market opportunities, She provides input on purchases and sales.Just this last week she was nice enough to meet an appraiser at a property we were getting refinanced. 

If there's an opportunity to make large cash flows after forcing value, and still maintain nice margins that's better in a sense, but also riskier & also more time intensive. 

I suggest starting by either calling the district court system for the jurisdiction in which your rental is located or visit their website to find out more about the lawsuit process.

The nice thing is, I can scale my marketing efforts and budget if necessary, to supplement the deal flow and hit my goals for the year.

Nice to meet someone in a similar situation (currently househacking, recovering ex-consultant, also hoping to quit the 9-5 at some point in the near-ish future, and looking for properties in similar parts of town).

But B + neighborhoods are nice. 

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

A nice 2/1 that I bought back in 2015...nice times...
