My cousin is a roofing contractor and deals with taking AC units off of roofs and junking them for cash, so, I would keep that in mind when you start talking to contractors. 

That and surrounding yourself with like minded people...the amount of information is endless and free.

I went in with an open mind and Fryman blew me away with all the wealth of knowledge and information he taught, It was like a water hose on full force into my brain.

@Dakota Hall You're definitely in the right place if you're looking to meet like-minded people and learn more about REI. 

I will keep you in mind when I come across deals.

The lender in mind has done over 200 loans without a single default. 

Shutters and some simple, low maintenance landscaping would certainly create some depth....just be mindful of any additional trimming/weeding when developing the landscape plan.Best of luck!

That said, you can expect this property to have problems like: no functioning HVAC, electrical problems, old water heaters, low rent, old appliances, worn carpet/torn linoleum, leaks, etc.Sometimes the rents are not able to be raised for that block, or you may not be able to justify raising them enough for a good return after repairs.  

Any syndications come in mind that would fit my criteria?
