Appraisal for post renovation is 5.5 million.1 million equity for one deal and around 9,000 per month in cash flow once stabilized is life changing to me, along with the cost segregation.You can make money in real estate in so many ways, whether you're @Jay Hinrichs funding deals and developing, or @Brian Burke syndicating, or wholesaling, buying single family homes, fixing and flipping, short term rentals, etc.The key is to pick you vehicle and master it.I would be remiss to say that I believe multifamily is the holy grail of real estate investing.

I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties.

be careful of those offering to do these deals and wanting commitment money up front 95% of those will be fakes and will just steal your money.. you have to realize that gap funding behind HML is by far the most risky loan anyone can make in real estate .. so u may not have many if any takers on this unless your offering a big equity upside bonus and more of a partnership.
