Having young kids we’ve decided it’s best to not move around.Instead, my goal is to find an investment property in my local market (Rochester, NY), ideally a single family or duplex.

Overall, we like LVP for the durability factor.

Memphis holds a lot of hidden investment opportunities.

I also invest in Cleveland and Dayton.

Making only $4000 a month for a capital outlay of $900,000+ is poor investment and so you would have to take a large discount in order for most note investors to get involved especially if these are second liens.  

What is likely to happen is that people who have financed properties could walk on their investments, or do a deed in lieu of foreclosure if they have very little equity.

I want to begin investing with a house hack, but more generally use this position (with it specifically being in the RE industry) as a jumping-off point for a career in investing, eventually full-time. 

Now, if it's investment properties, that's a whole different story, and yes there is ways to confirm not only numbers BUT the quality of that connection.
