The very reason for a generic rule of thumb.LOL Thought Id post my expense averages over the years and remind folks that a 10% PM fee is way too low at least until occupied and stabilized.

Based on what other places are rented for in this area, the rental income will likely cover more than half of our estimated monthly fee (mortgage, property taxes, etc.)I'm wondering if anyone who owns a property in this area has dabbled in AirBnB and what their experience has been like?

I currently rent it for $200 over mortgage/ HOA fees. 

I've been working for a management company for the past 3 years, with my dad (my dad has been working there for 15+years) Installing HVAC, Boilers, and also Electrical work.

We are renovating a small 800 sqft home and need an affordable heating / cooling  solution very soon. Any ideas or suggestions?

I read how they are not the best investments because they do not appreciate well and I personally don't like the idea of HOA fees.

The fee doesn't sound high at all and could actually be pretty low if that's the only fee.

@Jay Hinrichs Do you mean you see 2-4 assignment fees to different parties, or you see 2-4 HUDs, each with a different buyer?

I'll charge early termination fees if they move out October through March.

The real options I’ve seen (not the happy homeowner lease options) typically are for a year for a set option fee, with the right to renew for another year at a set additional fee, with or without a price escalation.
