When you become a PM, you will inherently have discussions with owners. 

Your biggest obstacles may be the low loan amounts (combining the two into one loan may help) and the HOA review, as others have mentioned.

I know in the markets I work in here in Denver and Colorado Springs, Airbnb and STRs are the last option for those wanting to cash flow.

Ok, just to chime in here with @Matt BishopYes, a good PM would handle it 0 sweet on Property Owner BUT I'd ALWAYS communicate it with my owners, regardless of any maintenance directive UNLESS I am in Portfolio management where whole point is we talk 4 times a year.
