And there may also be times when a hold period of much longer than a year is not enough to demonstrate intent to hold as in the situation recently of a developer who had his exchange disqualified upon audit after holding it for almost 12 years through the market crash.

If you are new, I would recommend a KW or Remax or Real Estate One brokerage...the splits and fees can be higher than an independent, but the training and services will help you until your wings are dry and you can fly on your own.
