If you are able to be a house hacker you might qualify for a loan that includes repairs or renovation.  

They include a great lawyer, accountant, electrician, good plumbers, good handymen, these are the people I call on to help lend a hand when needed as well as my wife who handles all of the financial aspects of our business.  

My main question is should i just blanket neighborhoods with the sticky notes and should I also include either another note stating i will give a referral fee, or include it in the notes.

The last step in your screening process, should include a phone call or meeting to assess the character of your tenant and whether you feel they will be easy to work with or highly demanding and a pain in the ***.
