Now, my first few deals I had NO idea what I was doing so it sounds like you did MUCH better than I did....and I'm a millionaire from real estate.  

Between issues like you have, grass cut violations, other code enforcement violations - with your name on deed and a land contract borrower in there it still falls back on you as county sees it.We had one with no plumbing because they wanted to renovate but had no renovation experience so they were using buckets.

I had no knowledge of this at time of purchase and was not able to get historical proof of rent paid when I asked for it at time of purchase.

I decided not to address it because I believed that it had no impact on the property and was largely out of sight from anyone entering the property.

I choose to start out investing the BRRRR way because at the time I had no money and I wanted to learn all the processes that went into remodeling.

We filled every room and had no problem. 

I had no idea about that when I started wanting to invest in real estate.

We currently have had no vacancy costs (even with one tenant exiting their contract early to move home) and are currently renting it higher than our best expectations due to the demand in our area.
