I'm not familiar with Illinois housing law (came here hoping to learn) but having your rent increased by $50/m after having no rent increases for two years is pretty generous, especially when you are getting a brand new furnace and AC.

I believe that if you were to sell now, you'd probably regret it down the line, because I think that $600-$800 in cash flow every month from a single property would be a pretty killer bonus on top of your SS.Just my personal thoughts.

Its a 2 bed 1 bath currently but the 2nd floor could be finished into a 3rd bedroom or bonus room by injecting future capital to increase rents and/or refinancing in a BRRR manner.
