My debate was going to the 3%/3% split or possibly offering a limited time bonus to the buyers agent.

I'm not familiar with Illinois housing law (came here hoping to learn) but having your rent increased by $50/m after having no rent increases for two years is pretty generous, especially when you are getting a brand new furnace and AC.

I believe that if you were to sell now, you'd probably regret it down the line, because I think that $600-$800 in cash flow every month from a single property would be a pretty killer bonus on top of your SS.Just my personal thoughts.

I have made a goal to study using free material by reading forums, books, blogs, listening to podcasts, analyzing deals, etc. for at least 20 hours a week while working my 9-5.I'm very interested in creating positive, (somewhat) passive cashflow through multifamily rental properties (apartments), utilizing good property managers with appreciation as a bonus. 

This ensures I can train and keep tabs on things the way I want it done, and essentially after a certain number of properties I will come out net ahead.Duties would include absolutely everything from A-Z, I want to be absentee of managing property.typically, I know to manage property in Texas, some places say a property owner can salary (plus bonus??)

Its a 2 bed 1 bath currently but the 2nd floor could be finished into a 3rd bedroom or bonus room by injecting future capital to increase rents and/or refinancing in a BRRR manner.
