Jeff has told me on 2 different occasions that his paint guy, Brad Watson would be at our house to color match the paint and fix the stain on our homes, both days he never showed to paint our homes.

They are torn between trying to fix the place up and sell at retail or just unloading the burden(tired landlords).

A few years ago I helped my (retired) parents buy their most recent house by directly giving them a $100k cash down payment, and they would like to leave the house to me when they pass in thanks for the assistance (it ended up helping keep their mortgage extremely low since they are on a fixed income).They are very worried that it will somehow get caught up in probate or red tape when they pass even if my name is spelled out in the will, and wanted to see about just adding me to the title or something so that there is a seamless transition without any hassle.

Would like to get going soon afterwards with fix and hold and multi-family rentals. 

@Charles Morris I found my last fix n flip by making and “I buy houses” post on the local Facebook social site, the owner was very motivated and saw my post at the right time.

Growing up, my father fixed and flipped probably 10-12 houses over the course of 3-4 years doing almost all the labor himself.  

There is a Grand Rapids REI meeting at the Buffalo Wild Wings on 44th Street in Wyoming on the second Monday of every month.

What criteria do you use to decide whether to keep the current structure on the property or to knock it down and build a new house?

Our primary focus is to buy and hold, but we are looking to do more fix and flip in the spring and the woodlands area of TX.

I'm from NY working a 9-5 and it's hard to get out there to explain and show EXACTLY what I need fixed on weekdays.
