As for the past rent wanting a refund you can fight that as her paying rent all that time sets a precedent as a acceptance of new rent amount.

Joshua did mention finding a MFH but they are very difficult to obtain & you would be fighting tremendously and potentially even overpaying in our market (maybe). 

I actually prefer the commute in from both of those cities into Allen vs fighting the traffic on the 75 in either direction... at least for now;-) Good luck to you in Texas!

If you put in fire extinguishers you are indicating that you are holding tenants responsible for fighting fires.

@Mary MitchellHi Mary,That is something I debated a lot because you’re exactly right - there’s not much I can do right now if she fights it and doesn’t move out.

The flowers and bulbs were fighting to live, the tree was snapped off at the 3 foot high mark, the bushes were chopped down. 

Neighbors didn’t like the new boyfriend of the tenant and they would call me complaining that they were fighting all the time.  

If its a good deal and you have to fight for it, you can give them a higher offer to get into contract after you are in the contract and you got the inspection report use it to negotiate the price down. 

What frustrates me in past deals they've had is the realtor never seems to fight for them and they buy into the bs their selling - the realtor doesnt care if the price drops another 10k or 20k as in the grand scheme the price reduction has a minimal effect on their commission.Any good realtors, help me help you get this listing so they can fire their present agent.
