From what she was told everything was remedied but a few months ago she got a call asking for some emergency capital.

Yes, there will always be something that requires repairs a decade after the refurb, or an unforeseen emergency of some kind, but one bad year here and there doesn't bring down our cumulative average maintenance rate.

As in have you seen partnerships emerge successfully like this out there in the industry?

I did a lot of my high level research using the emerging trends in real estate report published by the Urban Land Institute.  

Do any of you landlords out there provide a tenant handbook that outlines high level expectations for how to care for/maintain the property, how to get utilities turned on, how to deal with emergencies, etc.?

The three responses I am hearing is wait it out figuring it will pass in 30-45 days and they can cover loses until then, rent to first medical and emergency workers wanting to shelter themselves from family during these times, and then many converting them from short term to long term or annual rentals?

However, my GC had some family emergencies pop up which pushed the rehab out by two months.
