Taking the first step to investigate something is usually the hardest part, so good job on that.  

If you have a job, but wife doesn't, she can qualify for RE professional and deduct beyond the 25K loses, and might be able to get a salary, establish Solo 401K and health plan, etc.  

If they are a General Contractor they probably have multiple job sites running at the same time.

But as an investor and to possibly protect the property from a recession period I also like to look at all the corporate and small business close which correlates to jobs and tenants paying rent consistently without issues.

I work a "day job" but am always willing to meet up early morning or in the evening.

I have been doing property management for a little over a decade, and I specialize in helping investors find deals that need work and connecting them with reputable contractors that will do a good job and do it on time and in budget.

So working to increase that through my day job and continue to learn and look at deals that come up.

One of them (strongest credit/renter) needs to move for her job.
