The primary obstacle I have faced over the last few years is securing adequate financing for deals.  

Assuming you can't get a bank loan yet you still want to purchase a home, you'll do better trying to find someone that will sell to you with owner financing, or an investor that will sell on a lease-option (but with that latter approach you will need to get yourself into position to get a bank loan within the 1-3 year option period).What are your obstacles to getting a bank loan?

I've been actively seeking out deals, but haven't gotten prequalified for any loans, and that's one of the obstacles I haven't surpassed yet.What's been holding me back were my tax returns and the fact that I don't have a consistently paying job.

The only obstacle will generally be the listing agent.  

There are a few 4 plexes in Wasilla now for a decent price, detached garages and not very old.

Another obstacle I have is my spouse.

It's a detached 3/2 single family home that requires some cosmetic updating ~10k.
