that is going to require a lot of data and database management and offmarket deals are all case-by-case so it almost certainly wouldn't be easy to productize (i.e. you probably couldn't get AI to do this).

If you have the 80% LTC loan, keep in mind that the lender will likely require anyone with a 20% or more interest (that's going to vary from program to program/lender to lender) to guaranty that loan along with you.

For comparison, a DSCR loan with 25% down, 3-year prepayment penalty and a 0.25% credit also prices out in the mid 7s (but requires a much larger down payment compared to owner-occupied).
