Black (hot) wire is to go to the brass colored screw/terminal, and the white (neutral) wire is to go to the silver colored screw/terminal.

Commercial lenders will not let you, the owner, cash out your skin in the game so when you add all of it up, generally speaking there is not normally a tremendous amount of equity to cash out.

Oh, now I understand, you want to tell the bank you have the money for the skin in the game, show up and close with it and immdeiately have the seller carry back all of your skin and pay back the temporary funding....yep, I understand, BTW, they call that mortgage fraud!

So the bank is in the dark, and the seller and I are in agreement that I'm buying the home by taking over the payments.   

There's a red flag.While I realize all lenders are much stricter on lending rules and would want to see you with skin in the deal.

Would you want your Mother, Sister, Wife or Girlfriend, Daughter or even least favorite Female Cousin to drive up to that house after dark to check on a repair issue or pick up the rent?

I have a choice I'm leaning towards, but don't want that to color your answers, so I'll leave it out for now.

I am always amazed at the comments/complements that are made on our (my wife's) taste in staging and colors.
