I can see where for the non experienced investors the GC can be a critical value add.  

Not sure how critical this would be for success, but living and investing in the same city would be a fair bit easier I imagine.

A couple things…I agree education is critical.

As for overpayment, due diligence is certainly critical as the risk increases in the market. 

Thus, those first few reservations are CRITICAL to the listing's future health.
