I don't want to deal with this crap, my day job is insurance and that's enough crap for a lifetime.IMO a good PM is worth the peace of mind so I don't have to listen to these stories nor be the one to say no.

One of those 5 employees filed a Civil Lawsuit for $1.2 million for all the crap above, but the lawsuit was dropped within 2 weeks and I paid only $25,000 because I had a video that showed the ex-employee stole an $8,000 quadrunner from a storage container I owned in Sandy Valley Nevada (280 miles from Los Angeles).

Owning property + No LLC + some random dude cutting across the lawn and breaking a leg = a crap ton of PERSONAL LIABILITY.

They say crap like, I won't list that piece of junk as it would hurt my reputation.   

Allstate has given me crap about a roof a few times (um, a good 3 years of life left, thank you!)

You will get the crap jobs for the first year or two, but you will learn...boy will you learn..... :-)Even then you will not have much to offer an investor because there will be dozens/hundreds of guys like you with even more experience.

This might be a crap shoot but is there a Good Samaritan realtor out there who has access to the MLS in Central Florida / Orlando area that can do a quick CMA for me? 

I see though like most in this game they probably got burned ( or their investors did with crap properties ) and are now upping their game ( which most turnkey companies have done frankly)..
