I comped houses with similar square feet and found theres enough sq feet for 2 additional bedrooms, potentially hitting the 352k range. owned the property for a little over a year, with a 50k downpayment. original loan = 333kfinanced = 281kcurrent value = 340k (according to his loan officer)Ive ran it through the usual 70-80% formulas but wanted some extra opinions/ weigh ins before i send him my offer. of course i dont want to insult him, being family and all, but he understands the convenience factor im providing.

Turn the property into "condos" and sell the units individually to the occupants or other investors.

Personally I don't like the idea of condo investing as I am giving up some control the the condo association.

Each side has 3 bedrooms and 1 bathroom.

Electricians often need holes in walls and ceilings in order to run wire from the switch on the wall to fan light combo you want installed in each bedroom of your flip.

I am currently analyzing a 20 unit (12 two bedrooms and 8 one bedrooms) all brick apartment complex listed at $850,000. 

lots of new construction in the area. houses going up left and right. should I buy a new construct or look for an old duplex or condo to rent out?
