Mechanicals can be another 20k, new HAVC is abot 5k per unit, the rest is electrical (rewire is labor intense and causes a lot of damage to the plaster walls) and plumbing (fairly simple, as bathrooms are stacked.

As per the lease terms the lease will auto convert to month-to-month if a rent is received/accepted or a 30 day notice would be given to not extend the lease.I gave a 30 day notice but the HACA says that I have to give a 90 day notice for Section 8 tenants.

I suggest reading a book called landlording on auto pilot by Mike Butler and make your decision on whether or not to hire a property manager then!
