For those interested the "Inland Empire Real Estate Investment Club" can be found on MeetUp.com and meets the 4th Wed every month from 6-9pm on Zoom and will be in-person soon from what I have heard, they also have other meetings throughout the month: Mentor Q&A Meeting (Zoom), RK Cashflow game night(San Bernardino) and Coffee meeting in person in Riverside by the Auto Mall.

Mechanicals can be another 20k, new HAVC is abot 5k per unit, the rest is electrical (rewire is labor intense and causes a lot of damage to the plaster walls) and plumbing (fairly simple, as bathrooms are stacked.

As per the lease terms the lease will auto convert to month-to-month if a rent is received/accepted or a 30 day notice would be given to not extend the lease.I gave a 30 day notice but the HACA says that I have to give a 90 day notice for Section 8 tenants.
