If you have the lower rents which attract the younger folks, you are going to have a situation just a step up from a college party house. 

I did not raise his rent with the written agreement he is responsible for mowing the grass.I prefer not having tenants in place personally, but I can see why it would be attractive if you want to invest in a multi.

There is strong demand and the tenants that I attract are high-quality tenants with solid incomes and credit scores. 

@Robert OrrigoniUpWork is nice, I actually utilize freelancers from Upwork quite often, but it DOES NOT allow you to record phone calls or view how much time that has been spent making phone calls.

Is it a matter of renter unit potential attractiveness and/or additional rental income?

In particular, because the location was really good, our first Investment had no issues with Tenants as the location attracted exceptionally well qualified Tenants.

Please post a copy of your ad so we can review it to see if the wording is attracting the wrong kind of bird dogs.  

@Mark DouglasIt is undoubtedly a great idea to use a professional photographer for these pictures because the marketing that comes from just the look of the pictures alone attract so many more people to your unit for rent, the house you are selling, or the before and after pictures of a flip to name a few.
